SUBLETTING
Subleasing is a popular practice for many of our student residents and many renters in general. Subleasing can be a very good way to defer some of your rental costs while you are studying abroad, home for summer, or if you plan to graduate at the end of the semester. Before you decide to take on a sublettor, there is some business you’ll need to take care of, and some potential risk that you should keep in mind:
- The Paperwork: we require that potential sublettors fill out a standard application form so that we have contact information for the people living in our building. We also require that all current residents of the unit and all potential sublettors fill out and sign an agreement form which spells out the basics of the arrangement like how long its going to last, when its going to start, when its going to end, and how much each person is going to pay. We can provide both of these forms for your convenience.
- The Finances: before we approve a sublet, the your account must have a zero balance. Additionally, you must set up an auto-deduction for the remaining payments. Either ACH withdrawls or recurring credit card charges are acceptable. You will also need to pay any administrative fees for subletting.
- Your Responsibilities as the Original Resident(s): you must continue to pay rent to Steve Brown Apartments. Sublettors should pay you directly. You are responsible for both the condition of the apartment and the status of the account (i.e. damages to the unit and timely payments of rent). You are responsible for ensuring all keys are transferred to the sublettor, and that all keys are turned in to Steve Brown Apartments at the end of the lease.
- Utilities: make sure to discuss who is going to pay utilities. If the sublettor does not establish a utility account in their name, Steve Brown Apartments will pay the bill and charge it back to you.
- The Security Deposit: We encourage you to fill out an inspection form and to take pictures of the unit before you turn it over to a sublettor. This practice will protect you at the end of the lease. Steve Brown Apartments will deduct any damages from your security deposit and it will be your responsibility to pursue your sublettor for reimbursement.
- The Bottom Line: your sublettor is renting from you and you are responsible for their actions. Your agreement with Steve Brown Apartments stays in place. If rent isn’t paid, it’s your responsibility to pursue them for it. If damages are caused, it’s your responsibility to hold them responsible for the associated costs.
We strongly encourage you to discuss your subletting plans with your Resident Relations Coordinator early on. While our offices do not aid in finding a sublettor, we do have helpful suggestions and can help to answer any questions you might have.
