Q. Are any utilities included in the rent?
A. Yes. We provide heat and high-speed Internet. Residents are responsible for cable, electric, and, for those with fireplaces, natural gas.
Q. What size apartments do you offer?
A. We offer studio/one-bath, one-bedroom/one-bath, two-bedroom/two bath, three-bedroom/two-bath units or four-bedroom/two bath units, each with a wide range of unit sizes.
Q. When do I have to pay my earnest money?
A. Your earnest money, equal to one half-month's rent, will be due when you turn in an application for a specific apartment. The earnest money will be applied towards your first month's rent. Earnest money will be forfeited if you withdraw your application and will be refunded if your application is denied.
Q. Do you allow double occupancy?
A. Certainly. Lucky offers double occupancy in all of our units. You will find that many of the bedrooms at Lucky will comfortably fit two double beds and have plenty of room for two people.
Q. I heard you offer individual leases. What is that?
A. We offer both traditional leases and individual leases. An individual lease means that you sign your own lease and are responsible for only your portion of the rent. Everyone in the apartment shares the common areas. Similar to a hotel or cruise ship you sign for either single or double room accommodations.
Q. What are your lease terms?
A. We offer annual leases that begin and end in mid- to late-August. We do not offer semester leases. Our 14th floor penthouse apartments are where you'll find our corporate suites: many of those units have varied lease terms that don't necessarily run from August-August.
Q. What furniture will be in the apartment, and what if I don't want it to be furnished?
A. Each apartment comes with a living room set, a writing desk, a full bed for each room and stools for the breakfast bar. The fabric finishes and level of upholstery will vary by floor level. If you don't want a furnished apartment, we're happy to arrange to have it
stored for you, just ask your leasing associate for details.
Q. Do you have parking?
A. Yes. Interior parking ramp spaces are available. Please note that parking at Lucky is in high demand and we have a limited number of spaces. Let us know as early as possible if you would like parking. Moped and bicycle parking are also available.
Q. How do I pay rent?
A. The easiest way to pay is through the funds on your Preferred Resident Card. You can also pay by cash, check, recurring automatic deduction from your bank account, or by credit/debit card. Online payments are coming soon.
Q. When is rent due?
A. Rent at Lucky is due on the 1st each month.
Q. How much is the security deposit?
A. Your deposit will be equal to one month's rent.
Q. What happens if I sign a lease and I want to cancel it?
A. We realize circumstances change, but unfortunately once a lease is signed it is a legally binding agreement. The only way to get out of the lease is if another resident, previously approved by the owner, takes over the lease for you.
Q. What kind of protection measures does Lucky take?
A. Lucky has surveillance cameras in the common areas and uses electronic access to the building, common areas, apartments and to each bedroom. In addition, we have a 24-hour service desk.
Q. What about laundry and trash?
A. To make life a little easier, there is a trash room and a laundry room on every floor. The laundry machines are operated with your key card they and have an on-line monitoring system so you can check availability and cycle status from the comfort of
your home.
Q. Do you accept pets?
A. Absolutely. You're welcome to bring up to two cats per unit. Pets are not allowed on our Lucky101 floors.
Q. Where do I submit my application?
A. You can submit an application online, or by visiting our leasing office at 777 University Avenue.
