Q. Do you allow double occupancy?
A. Certainly. Lucky offers double occupancy in all of our units. You will find that many of the bedrooms at Lucky will comfortably fit two double beds and have plenty of room for two people.

Q. What furniture will be in the apartment, and what if I don't want it to be furnished?
A. Each apartment comes with a living room set, a writing desk, a full bed for each room and stools for the breakfast bar. The fabric finishes and level of upholstery will vary by floor level. If you don't want a furnished apartment, we're happy to arrange to have it stored for you, just ask your Resident Relations Coordinator for details.

Q. I heard you offer individual leases. What is that?
A. We offer both traditional leases and individual leases. An individual lease means that you sign your own lease and are responsible for only your portion of the rent. The common area is shared by everyone in the apartments.

Q. What happens if I sign a lease and I want to cancel it?
A. We realize circumstances change, but unfortunately once a lease is signed it is a legally binding agreement. The only way to get out of the lease is if another resident, previously approved by the owner, subleases your apartment. There is an administrative fee of $105 for subleasing your apartment.

Q. When is rent due and what if I'm late?
A. Rent is due on the 1st of the month. If you pay on or after the 3rd, or if a payment you mailed arrives after this date, a late fee equal to 5% of the rent due, will be incurred. Please note that it can take up to a week for first class mail to arrive from the coasts.

Q: How can I ensure my rent is paid on time?
A: For the convenience of our residents we offer a no fee automatic withdrawal option. We can set up an ACH deduction from your checking or savings account for a specific amount each month.

Q: What if my rent check bounces?
A: You will be charged an NSF fee in the amount of $45 as well as late fee charges if applicable. This does not include any charges your bank may impose.

Q. How much is the security deposit?
A. Your deposit will be equal to one month's rent.

Q: Will I receive interest on my security deposit?
A: Yes. Interest will be paid at the rate set by the Department of Financial Institutions.

Q: When will my security deposit be returned?
A: Security deposits will be returned within 21 days of the last day of your lease. Please remember to provide a forwarding address to help facilitate this process.

Q. Are any utilities included in the rent?
A. Yes. We provide heat and Internet. Electric, gas (for residents with fireplaces) and sewer/water fees are the responsibility of each resident.

Q: Why do you charge a water & sewer fee?
A: Water utilities bill every three or six months, which can be hard to account for in a monthly budget. To help our residents absorb these costs, we pay the total bill and then charge-back monthly. Your Resident Relations Coordinator can let you know the total fee.

Q: How can I tell what utility costs might be?
A: You can obtain estimated costs from the utility companies. They can give you the highest, the lowest and the average bill for any address in the city. MGE posts average utility costs on their website.

Q. What about laundry and trash?
A. To make life a little easier, there is a trash room and a laundry room on every floor. The laundry machines are operated with your key card they and have an on-line monitoring system so you can check availability and cycle status from the comfort of your home.

Q. What kind of protection measures does Lucky take?
A. Lucky has surveillance cameras in the common areas and uses electronic access to the building, common areas, apartments and to each bedroom. In addition, we have a 24-hour service desk.

Q. Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
A. Residents or guest's personal property and vehicles are not insured under the apartment lease agreement. Lucky residents are required to purchase renters insurance. It is generally less than $20/month.

Q. Do you have parking?
A. Yes. Interior parking ramp spaces are available. Please note that parking at Lucky is in high demand and we have a limited number of spaces. Moped and free bicycle parking are also available.

Q: Can I use a grill on my balcony?
A. Open-flame (charcoal, wood, gas) grilling is prohibited on your balcony by local fire ordinances. Propane tanks may not be stored in or near the premises.

Q. Do you accept pets?
A. Unless required for medical reasons, pets are not allowed at Lucky. If you have small caged animals or reptiles please inquire as to our guidelines.

Q. Where do I submit my application?
A. You can submit an application online, or by visiting our leasing office at 777 University Avenue.
